Lots 57-59 are being framed right now.  They are sold, as you know, and I remain confident for fall deliveries.  Next step is to (hopefully) pour foundations for all of the remaining homes on the north side of Noyes.  We hope to have all of these homes built and sold by the end of the year.  A bit ambitious, but doable.

		<description>Hi Jeff.  No, 56 is locked down, solid.  I run this blog to get the most recent stuff out in real time.  I have terrific IT help on the website, but I don&#039;t load pages and corrections there myself so there can be an occasional lag.

I&#039;ve got a few people kicking themselves for not moving quicker on 56 or the inventory units.  I only wish I had more to sell . . .</description>

This community was too good to sit; high-end two-car garage townhomes by acclaimed architectural firm only a half mile to a bustling downtown and Red Line MetroRail direct to downtown Washington D.C.  I&#039;d say we are on pace for no more than 12 month sell-out with last delivery in 18 months, tops.  All kudos to these guys for allowing me the lattitude of aggressively re-positioning, re-pricing and establishing a real presence in the market AND the neighborhood!

For those following, I had an interesting weekend last week, with no fewer than five youngish (25-35) professional economists stop by independently of each other.  I finally asked aloud obout the coincidental convergence and was told that with these interest rates and these prices they have never seen a better time to buy.

I could not have said it better myself.
