
Another Big Week
May 8, 2009We are now ratifying offers on to-be-built homes at the Courts! We have two signed contracts already this week, one more initials away, and two more being prepared as I type. The next round of pricing has begun; lot 58 has been re-priced, as promised, to $599,900 and everything released that has not seen offers will increase by tomorrow. But there is still real value here; these are some of the best lots at the Courts and the community is really taking hold!
Next week the bigger construction work begins anew. Plumbing groundworks and basement slabs for the triplex and prep for foundations on the rear duplexes. We should be throwing some lumber around on lots 55-57 in a week!

Yeah, we’re definitely off the floor and building! This community was too good to sit; high-end two-car garage townhomes by acclaimed architectural firm only a half mile to a bustling downtown and Red Line MetroRail direct to downtown Washington D.C. I’d say we are on pace for no more than 12 month sell-out with last delivery in 18 months, tops. All kudos to these guys for allowing me the lattitude of aggressively re-positioning, re-pricing and establishing a real presence in the market AND the neighborhood!
For those following, I had an interesting weekend last week, with no fewer than five youngish (25-35) professional economists stop by independently of each other. I finally asked aloud obout the coincidental convergence and was told that with these interest rates and these prices they have never seen a better time to buy.
