. . . sales at the Courts of Woodside have been wildly successful.  In the next few weeks, we are we on our way to setlement on six inventory units (to complement the two already settled) and we have firm contracts on five to-be-built homes.  Currently available, we have two end unit Prestons to be built on premium lots 64 and 65 and the fully optioned model home on lot 58 available for sale.  Other lot releases are imminent, but those deliveries are unlikely this year.

With that in mind, we are temporarily suspending the weekend open houses until further notice.  The website, www.CourtsofWoodside.com will remain live and up to the minute and as soon as we have some new lots to be released we will resume our weekend open hours.

Half Sold.

Yes, that’s correct.  The Courts of Woodside is half sold.  Of the 23 new townhomes and three renovated Victorians, we have 13 homes under firm contract or settled.  I feel like we’ve just started and now we are . . . half sold.

I’m speechless.

CLOSED Sunday, Mother’s Day

Sorry for the short notice, but the Courts will be closed this Sunday.  GTM has given me a much needed one day reprieve to catch my breath while we review TWO MORE CONTRACTS on to-be-built homes.

Another Big Week

We are now ratifying offers on to-be-built homes at the Courts! We have two signed contracts already this week, one more initials away, and two more being prepared as I type. The next round of pricing has begun; lot 58 has been re-priced, as promised, to $599,900 and everything released that has not seen offers will increase by tomorrow.  But there is still real value here; these are some of the best lots at the Courts and the community is really taking hold!

Next week the bigger construction work begins anew. Plumbing groundworks and basement slabs for the triplex and prep for foundations on the rear duplexes. We should be throwing some lumber around on lots 55-57 in a week!

Looking good . . .

Site work is starting to roll in advance of new townhome construction.  “Poplar Park”, the pocket park adjacent to the triplex, has been freshened  and mulched, and custom benches are being installed.  The picket fences around the vintage Victorians are almost complete.  Next week we could see more iron railings, lighting, perhaps some more of the extensive landscape installation in the common areas.  It’s all a process, conforming to the “critical path” that Park and Planning and the Historic Preservation Commission laid out for the rezoning and site plan approval of this unique community in the heart of one of the oldest settled neighborhoods in Silver Spring.  Actually, it’s probably one of the oldest in the County (1889?  Gotta check on that factoid.)

All of this is to point out that the true character of the visionary planning is becoming more visibly apparent week by week.  In the past two days I have had four sit-down appointments with folks ready to write on the to-be-built homes and contracts are imminent.

Needless to say, the “early bird gets the worm.”  Lot selection will dwindle and prices WILL go up.  Trust me on that.
