Hello again . . .

January 28, 2010

Seems like a very long time . . . shoo bop, shoo bop, shoo bop, my baby . . . (Sorry. Old guy street corner accapella reference.)

It’s not like we’ve been gone, just quiet online. Sort of victimized by our own success.

When I began marketing the Courts, the bulk of the questions from prospective buyers concerned “if”. After months (well, years) of inactivity, folks wondered “if” the project would ever get built, if the new construction starts would stick and the community would be built in full. Good questions, indeed. No one wants to live in a partially finished construction wasteland.

We effectively tabled those questions with a flurry of sales, effectively selling half of the homes in a matter of a few months. The question of “if” then morphed to “when”. That question posed some real challenges.

There were bank requirements, permit constraints, community development obligations, staging challenges . . . this unique community is not a simple build. While I was thrilled at the interest, I truly had little or no answers to offer at the time. We decided to back off on the weekend open houses until such time that we had deliveries within 60-90 days in the queue. Meanwhile, there were a few offerings in MRIS, the regional multiple listing system that ports to virtually all of the popular internet real estate search engines, so we still had some element of public exposure.

So we stayed on the radar, however low on the radar, for the last several months and secured wonderful buyers for lots 64 and 65. Lots 53 and 54 are “in trades” (rough plumbing, electrical, HVAC) as of this writing and the bulldozers are firing up to start digging lots 21-29, the remaining lots on the south side of Noyes Drive.

At the moment, only 53 and 54 are publicly offered, but I post news here first and I wanted my vast reading audience (heh!) to know that we are prepared to accept contracts on virtually ALL of the remaining lots. No, I don’t have pricing or deliveries yet, but with a nudge from ready willing and ables I can fill in the blanks.

If construction continues according to Hoyle, we will be built out by the end of this summer. Pricing will continue in the low to mid $600s until further notice, and anything not built offers selections, modifications, options and upgrades galore.

We have been selling too quickly to hang on to a model, so showings are by appointment only. Everybody is thrilled how the community is coming together: the homes are beautiful, the homeowners are happy, the build quality is superb. If you’ve been watching or waiting or wondering, I suggest that now is the time to get in touch. We’re down to two duplexes and the final “stick” of six units. Email info@courtsofwoodside or call me at 301.215.6807 for more information or a “muddy boots” tour.

We’re Back!

September 16, 2009

Crews have been cranking at Woodside and production is catching up to our pre-sale contracts. With that in mind, we have a pretty solid release schedule and we’re ready to hit the market in earnest again.

We’re back with four lot releases with deliveries planned for January/February of next year. Lots 53 and 54 are value driven and come with unfinished 4th levels as standards. Lots 64 and 65 are premium lots, among the most private in the community. The homes are all Preston model A and B end units on terrific lots with plenty of light and space around them.

8922 Courts Way (lot 58) is sold, but we will continue to use that as our model home through December. Feel free to come visit this Saturday and Sunday from 1:00 to 4:00.

BY APPOINTMENT ONLY!!

May 15, 2009

Stay with me here . . .

. . . sales at the Courts of Woodside have been wildly successful.  In the next few weeks, we are we on our way to setlement on six inventory units (to complement the two already settled) and we have firm contracts on five to-be-built homes.  Currently available, we have two end unit Prestons to be built on premium lots 64 and 65 and the fully optioned model home on lot 58 available for sale.  Other lot releases are imminent, but those deliveries are unlikely this year.

With that in mind, we are temporarily suspending the weekend open houses until further notice.  The website, www.CourtsofWoodside.com will remain live and up to the minute and as soon as we have some new lots to be released we will resume our weekend open hours.

In the meantime, please feel free to call for a private appointment.  I am glad to arrange a convenient time to meet you there.  Call me at 240.333.2090 or email to info@CourtsofWoodside.com.

Keep checking this blog!  News hits here first!  And THANK YOU for your interest and support!

Half Sold.

May 13, 2009

Yes, that’s correct.  The Courts of Woodside is half sold.  Of the 23 new townhomes and three renovated Victorians, we have 13 homes under firm contract or settled.  I feel like we’ve just started and now we are . . . half sold.

I’m speechless.

CLOSED Sunday, Mother’s Day

May 9, 2009

Sorry for the short notice, but the Courts will be closed this Sunday.  GTM has given me a much needed one day reprieve to catch my breath while we review TWO MORE CONTRACTS on to-be-built homes.

Always available for appointments during the week. 240.333.2090

Another Big Week

May 8, 2009

We are now ratifying offers on to-be-built homes at the Courts! We have two signed contracts already this week, one more initials away, and two more being prepared as I type. The next round of pricing has begun; lot 58 has been re-priced, as promised, to $599,900 and everything released that has not seen offers will increase by tomorrow.  But there is still real value here; these are some of the best lots at the Courts and the community is really taking hold!

Next week the bigger construction work begins anew. Plumbing groundworks and basement slabs for the triplex and prep for foundations on the rear duplexes. We should be throwing some lumber around on lots 55-57 in a week!

Open this weekend, 12-5. See you at the Courts!

Looking good . . .

May 1, 2009

Site work is starting to roll in advance of new townhome construction.  “Poplar Park”, the pocket park adjacent to the triplex, has been freshened  and mulched, and custom benches are being installed.  The picket fences around the vintage Victorians are almost complete.  Next week we could see more iron railings, lighting, perhaps some more of the extensive landscape installation in the common areas.  It’s all a process, conforming to the “critical path” that Park and Planning and the Historic Preservation Commission laid out for the rezoning and site plan approval of this unique community in the heart of one of the oldest settled neighborhoods in Silver Spring.  Actually, it’s probably one of the oldest in the County (1889?  Gotta check on that factoid.)

All of this is to point out that the true character of the visionary planning is becoming more visibly apparent week by week.  In the past two days I have had four sit-down appointments with folks ready to write on the to-be-built homes and contracts are imminent.

Needless to say, the “early bird gets the worm.”  Lot selection will dwindle and prices WILL go up.  Trust me on that.

Come visit!  Open this weekend for sure, 12-5.

Last Week for Old Pricing!

April 29, 2009

Our last “inventory” home, Lot 58, a four level, fully optioned, end unit Preston is currently priced at $574,900.   We will hold that price until next Friday, May 8, at which time that price will increase to $599,900, commensurate with the pricing of the to-be-built homes.  Actually, with the full option package, it is still a bargain, just not today’s bargain.

Meanwhile, lots of new construction at the Courts; common area landscape projects are starting in earnest, including walkway lighting, decorative fences, park benches and some landscape installation.

It’s a great time to make your move!  See you this weekend, 12-5.
