Seems like a very long time . . . shoo bop, shoo bop, shoo bop, my baby . . . (Sorry. Old guy street corner accapella reference.)
It’s not like we’ve been gone, just quiet online. Sort of victimized by our own success.
When I began marketing the Courts, the bulk of the questions from prospective buyers concerned “if”. After months (well, years) of inactivity, folks wondered “if” the project would ever get built, if the new construction starts would stick and the community would be built in full. Good questions, indeed. No one wants to live in a partially finished construction wasteland.
We effectively tabled those questions with a flurry of sales, effectively selling half of the homes in a matter of a few months. The question of “if” then morphed to “when”. That question posed some real challenges.
There were bank requirements, permit constraints, community development obligations, staging challenges . . . this unique community is not a simple build. While I was thrilled at the interest, I truly had little or no answers to offer at the time. We decided to back off on the weekend open houses until such time that we had deliveries within 60-90 days in the queue. Meanwhile, there were a few offerings in MRIS, the regional multiple listing system that ports to virtually all of the popular internet real estate search engines, so we still had some element of public exposure.
So we stayed on the radar, however low on the radar, for the last several months and secured wonderful buyers for lots 64 and 65. Lots 53 and 54 are “in trades” (rough plumbing, electrical, HVAC) as of this writing and the bulldozers are firing up to start digging lots 21-29, the remaining lots on the south side of Noyes Drive.
At the moment, only 53 and 54 are publicly offered, but I post news here first and I wanted my vast reading audience (heh!) to know that we are prepared to accept contracts on virtually ALL of the remaining lots. No, I don’t have pricing or deliveries yet, but with a nudge from ready willing and ables I can fill in the blanks.
If construction continues according to Hoyle, we will be built out by the end of this summer. Pricing will continue in the low to mid $600s until further notice, and anything not built offers selections, modifications, options and upgrades galore.
We have been selling too quickly to hang on to a model, so showings are by appointment only. Everybody is thrilled how the community is coming together: the homes are beautiful, the homeowners are happy, the build quality is superb.
